How much does project management cost?

We charge either a bespoke day rate or 10–15% of total build cost, paid in monthly instalments. The percentage option is most popular for full projects as it aligns our fee with the scale of work. We'll recommend the best option for your specific project on the free consultation call.

What areas do you cover?

We're based in Glasgow and cover the whole of Scotland — including Lanarkshire, Renfrewshire, Ayrshire, Edinburgh, Stirling, and the Lothians. If you're unsure whether we cover your area, just give us a call.

How do you ensure quality throughout the project?

We have a rigorous approach to quality control at every phase — working only with experienced, vetted contractors, conducting regular site inspections, and ensuring all materials meet specification. We follow MCIOB professional standards and ensure full compliance with Scottish building regulations throughout.

How involved do I need to be?

As much or as little as you like. We manage the project entirely on your behalf, keeping you informed with regular updates. You make the key decisions — we handle everything else. Most clients find they spend far less time worrying about their project than they expected to.

What makes you different from other project managers?

Three things. First, Michael started as a joiner on the tools — he understands construction from the ground up, not just from behind a desk. Second, he holds the MCIOB qualification — one of the highest credentials in the UK construction industry. Third, and most importantly, we deliberately limit the number of projects we take on. Most firms take everything they can get. We don't. Fewer projects means more focus, higher standards, and better outcomes for every client we work with.

Can you manage a project that's already started?

Yes. We regularly step into projects that are underway — whether that's because a previous manager has left, a contractor relationship has broken down, or the client simply wants better oversight. We'll assess the current situation and provide an honest view of where things stand before taking over.

Do you work on domestic and commercial projects?

Both. We manage everything from self-build homes and domestic extensions to large-scale commercial renovations, fit-outs, and new builds. The same professional standards apply regardless of project size.

Do I need a project manager for my self build?

Not legally — but the statistics speak for themselves. The majority of self build projects in Scotland that run significantly over budget or over programme do so because of poor coordination and a lack of professional oversight. A self build project manager pays for themselves many times over by preventing costly mistakes, managing contractors effectively, and catching quality issues before they become expensive to fix.

How much does a self build project manager cost in Scotland?

Do you manage timber frame self builds?

Yes — timber frame is the most popular self build method in Scotland and something we manage regularly. We coordinate the kit supplier, structural engineer, erection team, and all follow-on trades to ensure your frame goes up correctly and the programme runs smoothly. We're experienced with all the major Scottish timber frame suppliers.

Will I still have control over my self build?

Absolutely. You make all the key decisions — design choices, materials, finishes. Our job is to make sure those decisions are implemented correctly, on time, and within budget. Most self build clients tell us they feel more in control with us managing the project than when they tried to manage it themselves, because they get clear, regular updates without having to chase anyone.

Do you cover self builds outside Glasgow?

Yes — we manage self build projects across the whole of Scotland. We're regularly on sites in Lanarkshire, Renfrewshire, Ayrshire, Edinburgh, Stirling, and further afield. Distance is not an issue if the project is the right fit.
